LOCATION: This unique property is located 22 miles northwest of Choteau, Montana. Great Falls, Montana, which is home to an International Airport only a short 80 miles away. The Rocky Mountain Front Acreage is accessed from the small town of Bynum heading west for 10.5 miles via a good county gravel road.
Situated on the majestic Rocky Mountain Front with the Lewis and Clark National Forest Service boundary only 7½ miles to the west. Blackleaf Canyon is within the Forest Service boundary and accessed via the Blackleaf County Road. Forest Service Trail head #106 starts at the Blackleaf Canyon and gives access into the Bob Marshall Wilderness area. This is one of the most spectacular trailheads along the "Front". Blackleaf Creek exits the Front through a narrow notch between the towering walls of Volcano Reef to the north and a unnamed, but even more impressive massif to the south. Lying between the Rocky Mountain Front Acreage and Forest Service boundary is the State of Montana's Blackleaf Wildlife Management Area only 1½ miles west of the property. This 10,000 plus acre Management Area is managed by the Montana Fish Wildlife and Parks. Elk and deer descend to this winter range each year to winter upon. This area offers great wildlife viewing for elk, white-tailed deer, and mule deer can be seen from the county road during winter with binoculars or a spotting scope. Black and grizzly bears can occasionally be observed along streams or forest margins. Excellent hunting opportunities are offer on the Blackleaf Management area. Montanans simply refer to this part of the state as "The Front." The northern boundary of the Eastern Front begins at the north end of Glacier Park and stretches south for 110 miles to the Dearborn River. The Front is a grand sweep of jagged limestone peaks, wall, reefs and deeply cut canyons.
The Front itself is a diverse wilderness range with an intrinsic value of unequaled wildness, but much of its mystique comes from what lies on either side. The western horizon is filled by the 2.5 million acres of the Bob Marshall, Scapegoat and Great Bear Wilderness, of which The Front is an integral part. Immediately east of The Front stretches a virtually undeveloped expanse of foothills and prairie in private, State and Bureau of Land Management ownership. This makes Montana's share of the Rocky Mountain Front the last, largest unspoiled meeting of mountains and plains between Canada and Mexico.
The Bob Marshall Wilderness is considered the nation's premier wilderness area. Designated the nation's first wilderness area, it contains 1 million acres. Later, Congress added the Scapegoat and the Great Bear wilderness areas, totaling 1.5 million-acre complex. LOCALE: Bynum was named for the Stephen Bynum family, early settlers in the region. Bynum is one of the three unincorporated towns in Teton County that has weathered the booms and busts in the past 100 years, but stubbornly lives on in the shadows of the Rocky Mountain Front foothills. Bynum today includes a one-room country school, a general store, post office, dinosaur center and a collection of homes.
The small town of Choteau is 22 miles to the southeast. Choteau is the county seat of Teton County and has a population of 1700 people. The town was named after Pierre Choteau, President of the American Fur Company, who brought the first steamboat up the Missouri. Choteau is a small ranching community and offers most services one would expect of a town this size.
ACREAGE: The Rocky Mountain Front Acreage comprises a total of 160 acres and fronts along the south side of the Blackfoot County Road. Having a total of 68.60 acres enrolled into the Conservation Reserve Program, with an annual payment of $2007/year. This acreage is established to a good stand tame pasture and expires September 2018. The remaining acreage amounting 91.40 acres and in native grasses. This acreage is fenced around perimeter of three sides, but not the northern boundary along the Blackfoot County Road.
The Rocky Mountain Front Acreage was part of a larger ranch property that was subdivided into fourteen separate tracts that are 160 acres or larger in 2007. Protective Covenants are filed on this subdivision to protect and preserve the natural beauty that this acreage has to offer.
